Director’s Blog: Guaranteed Rent – Look Beyond the Headline Offer

Guaranteed rent has become an increasingly popular option for landlords looking for stable income, reduced day-to-day involvement and more certainty in a changing rental market. However, as demand for these schemes has grown, so has the number of companies entering the sector, and not all guaranteed rent providers operate to the same standard.

From my perspective, one of the biggest mistakes landlords can make is focusing purely on the promised rental figure without properly understanding how the arrangement works behind the scenes. The structure, experience and operational capability of the provider are just as important as the monthly payment itself.

One of the first things landlords should look at is how the property will actually be sub-let. Some providers operate through structured local authority-backed licence agreements, while others sub-let directly to occupiers using Assured Shorthold Tenancies or private licence agreements. That distinction is important because where ASTs are used, landlords can potentially face greater exposure if the provider stops trading or exits the agreement, including inheriting sitting tenants, compliance responsibilities and ongoing management issues.

Experience also matters far more than many landlords realise. Guaranteed rent is not simply a marketing model, it requires strong operational systems, compliance knowledge, financial stability and the ability to manage properties properly over the long term. I would always encourage landlords to ask how long a provider has been operating, how many guaranteed rent properties they currently manage and whether they have established relationships with local authorities.

Financial strength is another area that should never be overlooked. Guaranteed rent companies are committing to continue paying landlords regardless of voids, arrears or maintenance issues, so landlords should feel comfortable reviewing company accounts, turnover and overall stability before entering into an agreement.

Operational infrastructure is equally important, particularly when it comes to maintenance and compliance. In reality, these are often the areas that separate experienced operators from companies that have grown too quickly without the right systems in place. I also believe landlords should expect complete transparency from any guaranteed rent provider. Accreditation, redress scheme membership, reviews, company history and a willingness to clearly explain how the model works all say a great deal about how professionally a company operates.

As the sector continues to evolve, landlords are becoming more selective about who they partner with, particularly those with larger portfolios. In my view, that is a positive shift. Guaranteed rent can be an excellent long-term solution when structured properly, but choosing the right provider is ultimately what determines whether the experience is genuinely hassle-free and secure.
