1. PROPERTY VALUATION
The most important aspect of selling your property is marketing it at the correct price, you want to sell the property is the quickest amount of time at the highest possible price. A member of the ElliotLeigh sales team will visit the property to provide an accurate marketing price.
2. GETTING YOUR PROPERTY READY FOR VIEWINGS
You should make your property look its most appealing to prospective buyers. You can do this by completing any outstanding works, giving the place a fresh coat of paint and removing any un-necessary items to make the space look larger.
3. MARKETING YOUR PROPERTY
ElliotLeigh will ensure that your property receives maximum exposure. This is key to ensuring your property is sold in the quickest time possible.
4. PROPERTY VIEWINGS
We will always accompany prospective buyers on property viewings, doing this ensures that we can answer any questions you may have.
5. RECIEVING AN OFFER
Once an offer is received from a prospective buyer we will put forward to you both verbally and in writing.
6. HAVING AN OFFER ACCEPTED
Once the offer has been accepted we will need your solicitor details, we will then
a. Prepare and memorandum of sale
b. Write to all parties confirming the agreed price
As soon as we have provided a memorandum of sale your solicitor they will send out a draft contract to the buyer's solicitor who will then carry out preliminary enquiries. At this stage you will also be able to agree on dates for the survey on your property, exchange of contracts and proposed date for completion. We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way
8. EXCHANGE OF CONTRACTS
Contracts are exchanged once all enquires have been confirmed and agreed. Once the contract has been signed a deposit (usually 10% of the purchase price) will be transferred or paid in the form of a banker's draft from the buyer’s solicitor to your solicitor. Upon exchange of contracts the completion date will be set.
Upon completion the remaining balance (normally 90%) will be transferred from the buyer’s solicitor to your solicitor. Once the outstanding balance has been transferred we will release the keys.
