1. PROPERTY VALUATION
The most important aspect of renting your property is marketing it at the correct price, you want to rent the property is the quickest amount of time at the highest possible price. A member of the ElliotLeigh lettings team will visit the property to provide an accurate marketing price.

2. GETTING YOUR PROPERTY READY FOR VIEWINGS
You should make your property look its most appealing to prospective tenants. You can do this by completing any outstanding works, giving the place a fresh coat of paint and removing any un-necessary items to make the space look larger.

3. MARKETING YOUR PROPERTY
ElliotLeigh will ensure that your property receives maximum exposure. This is key to ensuring your property is sold in the quickest time possible. 

4.       PROPERTY VIEWINGS
We will always accompany prospective buyers on property viewings, doing this ensures that we can answer any questions you may have.

5. RECIEVING AN OFFER
Once an offer is received from a prospective tenant we will put forward to the landlord. We will take a holding deposit from the tenant at this stage.

6. Offer Agreed
Once the offer has been agreed we will write to both tenant and landlord confirming the agreed rent, terms and specific conditions.

7. REFERENCING
As soon as the offer is agreed we will commence referencing through Homelet.

8. TENANT MOVING IN
Once the tenant has passed the reference criteria they can move in. When they move in we will take the rent in advance and the security deposit. The tenants will then sign the AST and section 21 as well as other move in documentation. 

9. POST MOVE IN
The security deposit will be placed in DPS by either ElliotLeigh or the landlord.
